Hearing on application of Owner of 127 Bryn Mawr Ave to remove, replace and expand a one story rear addition and construct a rear deck and trellis assembly on their semi-detached dwelling. The R4 side yard setback provisions for buildings other than single-family detached dwellings require two 20ft side yard setbacks. However, this lot is less than 40 feet wide so there is no compliant area available to build. This property was developed prior to adoption of the 1927 zoning code and is considered dimensionally non-conforming.
